In our own factory in Yogyakarta, Java. We have produced bio-composite since 2010 and make our glulam in-house. Every villa is assembled in the factory first, then dismantled for transport.
By truck and ferry to Bali, Lombok, Sumba, Sumbawa, Flores and anywhere else in Indonesia. Projects outside Indonesia ship in 40 ft containers.
Concrete pedestals instead of a poured slab. The frame is bolted to the pedestals with powder-coated steel brackets. The pedestals must be in place and cured 4 weeks before installation starts.
Yes. The structure is bolted, not cast in place, so it can be dismantled and rebuilt elsewhere.
Yes. A civil engineer calculates the structure, including earthquake loads.
Shell: structure, walls, roof, floor, doors and window frames.
Fitted: Shell plus MEP (electrical, plumbing, water), kitchen and bathroom.
Turnkey (Mila Resort only): Fitted plus furniture.
The pool and landscaping are not included with any model.
It is made from teak dust and recycled HDPE, produced in our own factory. It resists termites, absorbs very little water and never needs painting.
Solar panels with battery storage are available as an option on every model. Rainwater collection can be added.

The warranty applies when our team installs the villa on pedestals built to our drawings, with normal maintenance by the owner. Full terms on request.
Payment is made in four stages:
Local permits are the responsibility of the client. We supply the drawings you need for the permit application and for the concrete pedestals. We recommend a local contractor to install the pedestals.
1, 2 or 3 bedrooms, with or without a wellness area (sauna, cold plunge, shower).
Glulam made from reclaimed teak or bangkirai, joined with steel connector plates. No steel beams.
Insulated panels with Kalsiboard on the inside and bio-composite rhombus cladding on the outside.
Bio-composite tongue-and-groove, or ceramic tiles.
10 to 14 days with our own team.
Shell, Fitted or Turnkey. Fitted includes MEP, kitchen and bathroom. Turnkey adds furniture selected and produced by OT Design, a teak kitchen and teak bathroom furniture.
